Plots for sale
The municipality of Joroinen has many good-quality plots for sale, both for housing and for leisure.
You can find the place of your dreams to live in Joroinen village, in the Kuvansi residential area or, for example, on the shores of Lake Jokijärvi or Lake Paro.
Sale of plots
Plot pricing is determined according to the location of the plot, based on three different price zones.
- Detailed plan areas of Joroinen village and Kuvansi (AO and AP €4/m², AR €9/m²).
- Sparsely populated areas (AO and AP €1/m², AR €2/m²).
- Separately priced shoreline and other residential or leisure housing areas for special sale and marketing, blocks of flats plots, and industrial, warehouse and other business premises plots across the entire municipality.
Please note! For all plots in the Joroinen village and Kuvansi residential areas presented on these websites or on linked websites, the above zone pricing (zones 1 and 2) or separate pricing (zone 3) applies.

Leasing of plots
All of the plots mentioned above can also be leased. In price zones 1 and 2, the lease pricing is determined on the basis of the plot transfer price. The annual rent is 5% of the transfer price.
The plot transfer price therefore corresponds, without interest effects, to the amount of 20 years’ rent.
The rent for separately priced properties is priced case by case.

The new pricing model for lease agreements in force came into effect on 1 March 2021.
Plot areas
Kartanogolf area
The Kartanogolf area is located near Joroinen village, in an area of varied terrain between Joroisselkä and Kotkatharju. The area is home to an 18-hole golf course with a clubhouse at its edge. A high-quality holiday home area is developing in the area.
Plots in the central residential area
The central residential area of Joroinen village is located on a hill with beautiful views over the surroundings. Nearby you can find, among other things, Joroisselkä, which belongs to the Saimaa water system, as well as Kotkatharju, renowned for its natural beauty. The range of services in the village and good transport connections make the area a good place to live. The plots in the central residential area include, for example, the areas along Lemmikintie.
